What is an ADU?

An ADU (Accessory Dwelling Unit) is a small residential unit that’s built on the same property as your house. It’s just a fancy name for a guest house. ADU provides additional living space for one person or a couple of people. An ADU also has its own kitchen, living space, and a separate entrance. There are many different types of ADUs but we can sort them all into three primary categories: attached, detached and internal ADUs.

Detached ADU

Also commonly known as a guest house, tiny house, or granny flat. Detached ADU is completely separated from your house.

Attached ADU

An attached ADU is connected to the wall of your home, often to the side or rear of the house and it’s pretty similar to the garage.

Interior ADU

Interior ADU is located inside of your dwelling unit and it’s built from existing space, usually in the attic or basement.

Detached ADU Construction

It’s extremely important to decide whether you want to build an attached or detached ADU for the planning process. As we said before, the ADU is an accessory unit that’s located in your yard. The main difference between an attached and detached ADU is whether or not they are connected to your home or completely separated. Detached ADUs can also be described as small houses that provide additional habitable space.

Attached ADU Construction

Attached ADUs share at least one wall with your house. Even though they are connected to your home, they still need to have separate entrances and share no internal connections with the main part of your home. They also have separate utility hookups, which isn’t expensive to implement. They don’t need to share mechanical appliances with the main unit.

Internal ADU Construction

Internal ADUs are built into the existing structure of your house. From the outside, it wouldn’t actually be visible that your house has an internal ADU. They’re usually located in a finished basement or attic. Also, one of the main differences between attached/detached ADUs and internal ADUs is that internal ADUs don’t need to have separate external entrances. Because they require much less raw construction materials and fewer appliance purchases, they’re usually the cheapest to build.
